Cabin in the woods with amazing mountain views. Situated on 2.5 acres and surrounded on 3 sides with 30 additional steep wooded acres; peace and privacy. NOTE: winter driving will require snow tires or 4wheel drive as the house is on an incline road. Skiing, Snowboarding: - 25 minute drive to Loon Mountain - 25 minute drive to Waterville Valley (discounted lift tickets available) Cabin professionally cleaned between stays w/extra attn on high touch areas.

Good to know

Very welcoming cabin with a large entertainment space upstairs (kitchen, dining room, living room, fireplace) and 3 bedrooms/ 2 bathrooms downstairs. Imagine warming up by the fireplace after a day skiing, hiking, or simply taking in the peace and quiet of this mountain side retreat. Books, board games, cards etc are all provided to really disconnect from the hustle of the city to reconnect with friends & family. The house doesn’t have cable TV but does have high speed internet, WiFi, Netflix, Blueray player, and Amazon Fire Stick. WINTER BONUS: 1 mile from the cabin there is a full bar ski lodge with weekend live music, food, on tap beers, and cheap lift ticket for day or night skiing!

Other Details to Note

WINTER- the road to the house has steep portions which can be tough during inclement weather. The roads are well maintained with regular plowing and sand. Cars with all-wheel drive are required in my opinion. Others are traveling at their own risk. PARKING: As of 12/16/2021 there is no overnight parking on the road and/or at the ski lodge or community center without pre authorization. There is enough parking for 2 cars in the driveway at the property. Make sure to keep left when pulling in away from the retaining wall /railing. FIREPLACE - You are welcome to use our fireplace, but you need to bring your own firewood that can be picked up at the gas stations on the way to the cabin. WASTE - You will need to manage the waste accumulation by taking the trash bags to the provided dumpster during/at the end of your stay. Bin is in the driveway. NO LOOSE TRASH, everything must be bagged. Make sure to lock the steel box so bears can not get into it. SUMMER: Cabin has Air conditioning throughout except for the two smaller lower level bedrooms. Lower level (sleeping area) tens to remain naturally cooler given its location. Upstairs living space and master bedroom are air conditioned.

Please leave your shoes in the entryway. Loft area is off limits. InstaBook Guests- Please note that any weekend stay (Friday - Sunday) that does not included both Friday and Saturday nights will be subject and agree to a fee charged equivalent to the cost of the unbooked night. Friday and Saturday nights are always to be booked together and shall not be separate without pre approval by the host. Holidays - Check out on a holiday is not permitted. If you InstaBook a check out on a holiday you're agreeing to be billed the cost of the holiday night as well. Holidays are Christmas, Christmas Eve, New Years, New Years Eve, Thanksgiving, 4th of July, Memorial Day, Labor Day. Use of the any areas around the house are at your own risk. Note that you are in the wild and as such wild animals frequent the property. It’s you responsibility to take reasonable caution to prevent injuries or death. The house has a metal roof and heavy snow sliding off the roof to the sides of the house is common and highly dangerous. These areas are to be avoided and you assume your own risk (including injury or death) by leaving dedicated walkways. Trash: All trash is to be taken to the dedicated dumpster provided by the Host(s) (details found in the online house manual) at the end of the Guest(s)’ stay. Any trash bags left in the house for the cleaner to remove at the end of the stay will be accessed a $10/bag fee for removal. 3 ways to loose your security deposit; Failure to abide by the items below will result in complete loss of security deposit. NO SMOKING in or around the property. Smoking smell doesn’t leave a space and It’s a wooded area so one loose spark can have dreadful consequences. NO PARTIES or hosting of large gatherings as defined by greater than 6 guests. NO DRUGS on premises apart from those with a documented active prescription provided by the Guest(s) on request of the Host(s). During the Covid19 pandemic: By booking, Guest(s) are confirming that they have met the requirements set by state/federal guidelines to utilize a short term rental property. Guest(s) assume all liabilities and damages that could result from making false claims.

Guest Access

The House: There is open access to all areas and the front door is accessed via an electronic key code provided before check in. Wooded areas around the house are steep and not suitable for hiking but you may access them at your own risk. Pool/Activities Area: As part of the Waterville Estates, you will have the option to access the Community Center that has pools, sauna, jacuzzi , game room, workout gym, etc. during your stay at an additional cost of $20/stay for 2 guest passes regardless of the duration of your stay. Those guest passes allow for 2 adults unlimited access to the Center during your stay. For larger group access, you can purchase additional daily passes from the front desk at the center. Current prices for access beyond the 2 passes are; - Kids 7yrs old and under are always free. - M-Fri $10 per person/ Seniors and kids 8-17 are $5. - Sat-Sun-Holidays $20 per person/ Seniors and kids 8-17 are $10. - Twilight pass after 4pm for weekends & holidays. $10 per person and $5 for seniors and kids 8-17. Ski Lodge: Open to all guests during the winter weekends and holidays. Weekday hours are at discretion of the Waterville Estates and you may call them directly to inquire about schedule and hours of operation. Day/Night skiing is available with lift tickets. Groomed with Natural snow only thus very weather dependent.

The cabin is amazing! The views of the valley are stunning, it looks like nature created a window just for us. The cabin is also well located near the White Mountains and Franconia Notch State Park (A MUST DO!!!) Russ was very responsive and helpful. Don’t doubt on staying here, it’s just perfect.

A wonderful visit at a great time of year, for enjoying all of the outdoor venues and activities that come with Fall in the White Mountains of NH. So much natural beauty in and around this mountain retreat. The views from the house were beautiful and the weather was cooperative. Plenty of place to eat and see in the area. Would highly recommend. Especially the fireplace.

We absolutely loved our cabin stay - the property is so private and the drive up was beautiful, some of the best foliage was in our neighborhood! We spent every night on the back deck watching the sunset and enjoying the crisp mornings at breakfast - I miss this balcony and view already! The sunken den fireplace is so my aesthetic, loved it and perfectly cozy. The bed we used in the master was firm and comfy. Having a washer dryer available so super helpful. The whole place had a lot of charm and character, which is what we were looking for.

I had a wonderful weekend with friends at this beautiful property! The home itself is cozy and welcoming with an inviting den living space centered around a homely fireplace. The kitchen, porch, and dining space had a seamless connection due to a thoughtful open layout. Bedrooms were pleasant and comfortable; both bathrooms had a solid system with warmth and water pressure. The location was idyllic, with a thoughtfully manicured view that made all the difference. Food in the area is exceptional. Namely Tartaglia’s Pizza, SteEatz Mobile Food, and Mad River Coffee House. Special shoutout to the Jack Golf Course who hosted us for a round during our stay, beautiful course with caring ownership. Also, less than twenty minutes away from property. Overall, we had an amazing time at this property and we can’t wait to come back!

The place was very comfortable and homey! Loved it! Beautiful view from the deck for gorgeous sunsets. All of the amenities were great and they thought of everything. We highly recommend!
